Service and Documentation

Same-day scheduling for calls received before noon on business days, next-day for afternoon calls. For safety-related issues -- burning smell, sparking, total loss of power, or GFCI failures near water -- we treat those as priority regardless of time of day.
We have after-hours availability for genuine electrical emergencies at managed properties. Burning smells, sparking outlets, panel failures, and similar issues qualify. We do not bill after-hours rates for calls that can wait until the next business day -- we will tell you honestly which category your situation falls into.
Service reports include the property address, date and time, work completed with materials used, photos of any findings or completed work, additional items noted during the visit, and recommendations with rough priority. You receive the report within 24 hours of job closeout by email. Format can be adjusted to match your management platform requirements.
We coordinate directly with you on the approach. If the tenant is delaying a safety-related repair, we document the scheduling attempts and advise you on the situation so you have a record. We never force access -- that is your call -- but we keep you informed throughout.

We provide current certificate of insurance naming your company as additional insured, W-9, California Contractor License #940291 verification, and any other documentation your vendor qualification process requires -- typically same business day.
Yes. We can receive work orders and submit documentation through your platform if you provide vendor access. We have worked with AppFolio, Buildium, and direct email-based work order systems. If your platform is different, we adapt.
