You receive a written maintenance proposal covering visit frequency, scope of each visit, flat-rate monthly pricing, emergency response terms, and documentation format. Pricing is fixed for the contract term -- no escalation clauses or variable billing.
Scheduled Maintenance Visits
Our licensed electricians perform scheduled visits covering all agreed scope -- lighting inspection and relamping, panel inspection, GFCI testing, pool and spa circuit checks, gate and access control electrical, and any reported issues. Every item is logged.
Board-Ready Service Reports
Within 24 hours of each visit you receive a written service report: work completed, findings, photos of any issues, deferred maintenance items with recommended priority, and any capital improvement flags for your reserve study.
Emergency Response
Maintenance contract clients receive priority response for common area electrical emergencies -- gate failures, lighting outages affecting safety, pool and spa electrical issues, and panel failures. Emergency work is documented the same as scheduled visits.

Every service report includes the date, scope of visit, work completed with materials used, photos of any findings or completed work, deferred maintenance items with recommended priority, and any capital improvement items flagged for your reserve study. Yes. Pool and spa electrical requires specific compliance with NEC Article 680 -- bonding verification, GFCI protection, equipment circuit inspection, and safety clearances. We perform compliance inspections and all maintenance and repair for HOA pool and spa electrical as part of our standard scope.
Yes. We handle LED retrofits for parking lot poles, pathway fixtures, wall packs, and common area interior lighting. We identify applicable SDG&E and California utility rebate programs during the assessment phase and prepare the required documentation to maximize your incentive capture.
Maintenance contract clients receive priority response. For safety-related failures -- lighting outages in parking lots or pathways, gate failures, pool and spa electrical issues, or panel failures -- we treat those as immediate priority regardless of time of day.
